Irlam grew quickly once the Manchester Ship Canal opened in 1894 and the steelworks followed in 1910, and terraced streets from around the turn of the century still stand in the older parts of Irlam and Cadishead. Roofs of that age are typically slate, with brick chimney stacks and lead flashing that have had more than a hundred years of weather.
Much of the rest of the town is semi-detached houses and bungalows from the twentieth century, and there are modern developments of three and four bedroom family homes as well. Tiled roofs with mortar-bedded ridges, flat roofs on extensions and garages, and uPVC roofline are all part of the mix. We work on all of them.
We are based at 94a Liverpool Road in Irlam, so Higher Irlam, Lower Irlam, Cadishead and Hollins Green are all a short drive.

Housing in Irlam runs from turn-of-the-century terraces to streets of semi-detached houses, bungalows and modern family estates, and each kind of building has its own typical roof faults. These are the jobs our roofers are called out to most across Irlam, Higher Irlam, Lower Irlam and Cadishead.
The terraces put up in Irlam and Cadishead around the turn of the twentieth century were roofed in slate. The slates usually outlast the nails holding them, so after a hundred years or more the fixings rust through and slates slide out of line or come off in a gale. A roofer can normally re-fix them or fit matching replacements without disturbing the rest of the roof. See our slate roofing.
Older houses in Irlam were built with brick chimney stacks, and many are no longer used. A stack stands above the roofline in the full force of the weather, so the mortar joints wear away and the lead flashing round the base splits or pulls out of the brickwork. A damp patch on the chimney breast, or a ceiling stain next to it, is normally the first sign. See our chimney repairs and lead flashing repairs.
The semi-detached houses and bungalows that make up much of Irlam and Cadishead mostly have tiled roofs, with ridge tiles and roof edges set in sand and cement mortar. Frost and rain break that mortar down over the years until pieces fall away, which leaves ridge tiles loose and the verges exposed to driving rain. See our ridge tile repairs and dry verge systems.
Many terraces and semis in Irlam have a bay window with a small roof of its own, covered in lead, felt or tile. When that covering splits, or the joint against the house wall opens up, the leak shows as a stain on the wall or ceiling just above the window. See our bay window roof repairs.
Extensions, dormers and garages across Irlam and Cadishead are often roofed in felt, which in time blisters, cracks and starts to pond water. A single fault on a sound roof can be patched, but once the whole surface is breaking down a new covering is better value. See our flat roofing.
Moss coming off the roof and leaves from nearby trees fill gutters fast, and on a terrace one blocked run can pour onto the neighbouring house too. The overflow soaks the fascia board behind the gutter until the wood softens and the brackets pull loose. See our gutter repairs and gutter cleaning.
